The demographic comparison between the locations of our two homes is as extreme as they come!

In KC I'm using the following splits in general with local knowledge of demographics, schools, crime, growth, and rent levels. 

The actual property itself, layered with the type of demographic that will rent the property, is more key to a successful STR / MTR than just location alone.

We do quite a bit around Indianapolis in Marion County but the demographics/employment in Marion City aren't my favorite. 

In fact many major demographic trends that are the basis for a sound a real estate investment are influenced by the likes of successful publicly traded companies investing in a community.The stock market is just another tool in the tool belt that when used correctly can add value.

- Which states/cities have been benefiting from the demographic reshuffling happening at this moment across our country? 

Temple is about 20-30 minutes away from Killeen and a completely different demographic.

It was great but there is a shifting demographic of users utilizing facebook groups vs. furnished finder and airbnb.

They not only have strong cash flow but also have strong economic and demographics.
