If you and your spouse-to-be are both analytical, number crunching people then sure there is no problem.

.- The final analysis- I look at how much I have to spend to buy and rehab, what I think the property will appraise for and rent for after I rehab then I crunch the numbers. 

I keep crunching the numbers over and over getting the same result, and the numbers work!

However, I don't see that happening anytime soon--especially due to the major budget crunch issues going on at the state, county, and local levels all across Ohio.

I really like crunching the numbers, finding/putting deals together, and working with our project manager on projects (ie. evaluating potential flips, doing renovations, ect).

Spend a few hours a week analyzing deals to get comfortable crunching numbers and understand the value of cash flow.

I have been doing research and crunching numbers and seems like it will only be worth it if I can get an amazing lender (I guess that goes for everyone).

We have done a lot of number crunching to determine our max bid that we will stick to; we are not afraid to pass up on every house if we have to.

. :)  As long as the numbers crunch (and I suspect they will) I think she's in what could be the ideal situation to AirBNB in LA.If navigating the STR rules & regs are too daunting, she could also consider renting to medium-term tenants of over 30 days, to which the STR rules won't apply.  

It's very easy to crunch numbers and come up with grand plans based on perfect conditions, but I'm just curious as to how many investors out there are actually succeeding and meeting the goals they have set?
