Certainly there will be a better, cleaner way to make this happen.

I also want to know when cleaner/vendors access the propertyIf a guest forgets to replace the key and leaves town. that could cause a problem.I currently use Rently for my office and warehouse.

If you intend to buy and manage the home on your own than I would say it is possible as you can hire your own cleaner and handyman that you can trust.   

Until 3 weeks into enrollment they keep telling ME I have to communicate with guests the entire time and now its my cleaners job.

I have done it many times, but it requires a degreasing cleaner and some cleaning time.  

We did everything listed by others above -- Repaint the entire house with 3 coats of oil-based kills, empty the house and scrub it down with smoke killing cleaners, repaint cabinets, replace all fixtures and appliances, full ozone treatment -- It got better in the beginning but as time passed the smoke smell came back. 

The trick is not getting taken to the cleaners by your contractors (who expect to live very well these days in our county) and not overimproving.

The other is that it makes the accounting cleaner.

It's gone well, I've found a reliable handyman and cleaner for when things come up (older home, but in good shape) and have had reliable good tenants (and some turnover in the upstairs unit I've managed to fill from afar or going for annual visit).Instead of investing in Detroit again, I'm thinking about investing in upstate New York and building my portfolio here.
