Since you did have the opportunity to see the condition prior to closing and elected to close, it's going to be an uphill battle in some ways, but you could argue (1) that you had no alternative at the time because your mortgage was in place, your belongings were on a truck, etc., and (2) that you relied on your agent's representation that he would have it taken care of.

You did a majority of the battle if you have your expenses properly categorized in Quickbooks.However, doing your own tax return when it includes rental income can be difficult - especially the first year when you have to calculate the depreciable basis for the property.Let me know if you have any specific questions.

Convincing a local doctor or attorney, with whom you don't know or have any relationship, can be a losing battle in my view and waste a lot of time for what might amount to funding for one more deal, if your lucky.

I understand your desire to save them but sometimes you gotta choose your battles.

Whether or no the housing authority wants a new document is probably not relevant to a potential legal battle.

I have been around this for 4 decades and been named for just being the broker on one deal.. the battle was between the developer and his money people they sued 30 plus people from me to the garnder and janitor on the project.. but for most  of these folks not doing high level business and just owning a handful of SFRs pretty safe stuff..

It's a continual battle between Carrot and MP on page speed, so you can't go wrong w/ either on that.
