As an aspiring investor, my advice is to never do a shady loan even if you can get away with it. 

As discussed earlier in the thread this is a lender we have a relationship with (we have 2 other loans with them).From here the appraisal will be next which is obviously the biggest part of the refinance process, specifically for the BRRR process that I know a lot of people on BP have aspirations of executing.
