It has a growing population, good job growth with a diverse and modern economy which bodes well for the future.

Obviously coming in gradually would not give me complete diversity across asset classes and geography but it would give me a little bit of a guard against an impending recession. 

thanks in advance for your responses Yes Saman, I’ve had house hack SFR houses that had 5 long term leases (rooming house or rent by the room) on conventional and FHA loans, however on VA or Veterans loans I was only able to use 1 lease for a 1 unit property (more conservative calculation or interpretation).Hopefully you’re considering Conventional scenario as this seems like a non owner occupied property.The consideration of STR or short term rental income or rent by the room varies with each loan product as you’ve seen above so its important to plan in advance and establish your game plan with options A, B, C so you have a diversity in options when you’re trying to figure out how to achieve the best ROI on time, money, acquisitions, or etc.

Jacksonville has a decent diversity of industry, has homes within my buy box and is of course in a business friendly state which is the reason I am considering this.

Atlanta tends to lag the West Coast and hotter markets because of our diverse economy and huge number of millennial migrants.  

The STR space is very diverse and rapidly evolving.

The price point worked for me and KC has a growing population, good rent to income, cash flow, appreciation, a diverse economy among other things. 

I think the diverse economy, on paper, seems to be on the rise albeit slowly.
