I typically want to be all in (purchase plus rehab) at 70% LTV or maybe 75% if its a house I really want (relatively newer house, great equity capture, etc).The advantage there would be you could pull some of your 18k back at some point in a cash out refi (at least when you own 4 or less).

I actually just had a friend buy a house on a canal out in NPR and the neighborhood was dead with recently sold and the house types were very different regarding quality, size, year built, etc...Using Google maps I found 5 within 1.5 miles that captured my intangible (the canal) that were sold in the last 4 months.
