Competition is hot especially in the 1-2 bedroom condo's and I recently purchased two higher end homes that are not as price sensitive. 

The owner I worked for wasn't internet-friendly, so I'd have them send payment with tracking, either the priority mail envelope from USPS which takes 3 days or less for around $5.00, or some overnight service, if it was time-sensitive.  

I'd leave that out, or change the wording to something along the lines of using surge protectors for sensitive electronic equipment.

Personally, I try to stay away from sensitive information as much as possible - including social security numbers, as it presents a liability issue. 

If you have to pull teeth to get them to comply with filling out an application, especially after telling them they need to, they will just be a regular pain in the rear - even if they aren't hiding anything.  

I know this is a sensitive subject but I am sure there are opportunities to find win-win solutions for both parties. 

and next steps, even though whatever you do will not have any teeth given the temporary ban on evictions?

It was like pulling teeth to even get a Security Deposit amount from the seller, I doubt he actually knew the true SD amount.

They will ask the seller the sensitive questions like proof of ID at closing.
