B class is teachers and mostly working professionals. 

I get a little more rent, I've upped the value of the place or at least started to, I have another year lease from a tenant who is a teacher and reliable, and I get to fix the stuff ups from past landlords in her original apartment.

I still have it today and it was the best teacher I could’ve had to begin my RE career.

(I.e. police officer, nurse, school teacher, government workers) maybe it was just luck, but all my tenants are still working and paying on time.

Experience is the best teacher. 

And being a teacher or educator is different than being a coach/mentor. 

The house was beach pink with doors falling off, crap all in the yard, smelled like a cigarette, moldy carpet glued to the sidewalk outside, etc... after we finished making it beautiful and white, pulling carpet and sealing sidewalk with a nice color, landscaping, etc, a lady teacher yelled "thank you, that really transforms the look around here, we appreciate all your work".That was cool.

I also was a teacher at a school where we had several foster families.  

That’s how my other tenants who are always on time pay me.I don’t use a property manager because even though I’m a full time teacher and RE agent I have the time and energy to manage them myself.

Evictions are a great teacher of landlords.
