Looking for something that allows for dependencies (or 'conditional tasks' as Investorfuse calls them - which I'm checking out) and allows for teams of people to collaborate on a single task. 

If I'm investing my hard earned savings I would prioritize cashflow over appreciation.

Figure it out by collaborating with you PM and collecting data.  

You aren't their parent, you're not here to teach them how to prioritize their money... you're here to provide them housing as per your lease agreement.

If you didn't already know, a real estate agent is not the same and I wouldn't trust one who says they'll do it, as they're not incentivized to prioritize your property management Over finding another house to sell.
