Bakersfield was mostly an oil and ag community and both sectors were hit pretty hard which obviously took the area down pretty far, but in the past few years there have been massive changes and adaptations away from the solely ag and oil community. 

Nearly all of my tenants have recently moved to ABQ for jobs in the healthcare sector, government, and movie industry.

There are only a few people in the sector that I would recommend as most of the insurance agents are not familiar, or not willing to minimize their commission to maximize the cash value of a policy. 

Where I am (Alberta), the govt was doing massive cuts to the public sector right before this happened (they were in the middle of the cuts).  

But this is a game changed for probably 3-4 months in the health sector minimum.... 9-12 months on the Confidence/ Economy/ consumption... re-adjusting will be huge. 

I don’t know that sector but the number isn’t appealing in the abstract

The family offices and international investors buying the luxury sector in each market you mentioned are doing so for capital preservation and foreign currency arbitrage.

So, I hope you're right that somehow there will be more great paying jobs in other sectors.

In fact, your question speaks to a broader trend we are seeing emerge in the real estate sector of using AirBnB or other tools that originated in the short term rental sector for the purpose of long term rentals.
