That additional 10% gross rent expense can be a deal killer!

It's an area I'm constantly looking at for myself, just waiting for the killer deal to come up so I can jump on it.

No doubt, it was a killer deal.

If condo, check thoroughly if there are any future assessment plans (They are killers)

Max out the Roth and leave some capital on the sidelines to deploy if you do find a killer deal. 

Once you are prepared get out there and be a killer

Whether it is the 1200' workshop that already has plumbing and electrical (convert to ADU for much less cost than usual), a motivated seller that has an issue that you can solve for them, a purchase that for some reason has elevated risk (weigh the risk reward scenario) such as unpermitted unit, a killer BRRRR RE, a RE with under utilized zoning, etc. 

A lot of great beach communities that perform decently well as a short term rental where you can get killer cashflow.

It’s so short term and price low enough it probably isn’t a deal killer but it’s more than you should pay .
