Focus on a specific niche for commercial. ( Warehouse, retail, office, land development, industrial, large multifamily,self storage,hotels, etc.

Lately, many more manufacturing companies have started to move into the old warehouses and spaces once occupied by auto manufacturing.  

I believe it shows them that I recognize their value to me and I want to work with them.When a plumbing warehouse lowers the cost of a toilet for a plumber that's going to by 100 a year, has the quality of that toilet become less?

I had to break out my calculator because I realized that I didn't know the per unit price...not really important to me all that much :)Interestingly, I am not bothered by the "hotnes", either temperature or Cap Rates.

With that said, I wanted to get a temperature check on my approach and whether I should change it.I have been working with an agent who set up an MLS search for 2-4 unit MF in McKinley Park, Bridgeport and Logan Sq area.  

What I do see in my biz is a lot of remote working people discovering the Midwest and the lower cost of living - and the cooler temperatures. 85F is a hot day here in summer.

After being approached, my dad put a tower next to one of his warehouses.

I would think it is legal, but check your local laws, there might be quirky clauses (like here, I am not allowed to set the water heater above a certain temperature....).I actually having something like that in my lease.
