the question you need to ask yourself on any insurance, is what would you do in a total loss, if not replacing it, demoing the building and selling or donating the lot is ok for you then go with the cheaper, if you would want to rebuild then it may be worth the extra.

I'm not sure what your timeline is but you may want to consider doing some basic construction yourself beginning with demo and take your time with the rehab.
