CoC is a very grey calculation at best and many investors "prefer" to ignore their total equity to boost their barging rights on their returns. 

Or if it is occurring,  the owners could pass a new HOA rule to expressly prevent it.Airbnb activity could hurt value if it's annoying, or boost value if investors and homeowners are making more money because of it.  

Personally, i'm getting into the investment side of real estate, and my franchise has had several siminars on using real estate investing to boost our business.My general goal and plan is to offer any real estate i find that i deem a good deal to my networking circle first (my investors) If they don't want it, then i take a look at it for myself.

Seller wants to move it quickly, so he will provide my 20% down money by boosting the property's sale price higher.

Getting a parent to add you to one of their cards as an authorized user, it instantly boosts your credit history.Get a store card, and only buy a few items that you'll pay off every month.Etc.

We generally want the borrower to pay $5-10K towards their arrears to have some skin in the game for future performance, and that income lowers our cost basis for the note and boost the annualized ROI.

To restock the coffers the better underwritten loans today have really high insurance to boost their coffers again and make up for losses.
