I believe having a small solar PV array, tight building envelope, extra insulation, reduction of thermal breaks, continuous supply of filtered fresh air through an ERV, and energy star products can be enough to get a "green" premium on new houses.

And with the plans set in place for further development around The Pearl and lower Broadway St Corridor, Government Hill would be my choice if I wanted to catch appreciation and have all the commodities of Urban living, although Southtown would be a close second with the Redevelopment of the Lone Star Brewery.

Every time I am in Town I make it a point to go to lunch with our banker there .. we talk often we give them data when asked.. etc etc.. its a relationship you have to work hard at keeping as well.End of the day  Rock Star Real Estate brokers ( we do not deal with wholesalers I bought one out of 30 props from a wholesaler and it was a jumbled up mess LOL but we got it and it will work out good) we buy right off of MLS..

Never oversell your property however, because if you oversell people are less likely to give you 5 stars so I always undersell and then people get pleasantly surprised.Will this be rented by more than one family or a few unrelated couples or groups?

I have a 72 lot 1 star mobile home park for sale - we really only need a capital partner or line to get us through a bad-partner buyout (took a lot of unauthorized distributions leaving company nearly broke) to pay current obligations and begin infill strtegies - buying homes to resell to tenant buyers.
