The last time I did the walk through- in the last month- they had installed things that they didn't ask permission for- I told them to remove it. and the AC coil was very dirty, so we had a conversation about that.

However, the question arises if a tenant does this without your permission and breaks the lease agreement, I would like to know what recourse and action you can take.

If I'm reading 1031 exchange rules correctly, neither of those costs are permissible selling expenses or closing costs.I offered to pay the prorated property tax directly to the county (the exact amount calculated in escrow), but the escrow agent said property tax must either be paid in full (and prorated amount credited back to seller), or unpaid (and prorated amount pulled out of the proceeds).

I'm sure that never happens (I say while rolling my eyes.)Holly, I'm not aware of being able to put a lien on someones vehicles here without there permission, and when they moved they likely sold their vehicle and flew out.

Hi Shane,You should talk to your tax CPA, a QuickBooks certified setup CPA, and your attorney.If setup correctly QuickBooks should not be able to be held hostage by a book keeper (there are levels of permission to do things).You can find a QuickBooks setup person here: https://quickbooks.intuit.com/find-an-accountant/Also, your CPA may find more issues than you already have.Good Luck!
