They are required to make rent payments on time after filling or they can be evicted.

My long term goal is to have a retirement fund and some positive cash flow to supplement my career in the education field.Do you have a job you want to keep and use real estate solely as a side gig or do you want to learn how to make real estate pay your way for the rest of your life? 

I also have a promissory note of which my LLC is the "maker" and the guy I bought it from is the payee, just a basic document that outlines my interest rate etc.

Unless you crack the shell, there is never a good reason to replace a hot tub with a new one, as they are quite easy - and cheap - to repair.A hot tub that has been sat in is no different than a previously-sat-on toilet, indoor bathtub, shower, sinks, or refrigerator. 

If you book an STR in my market, we are talking about a multi room cabin, with a theater space, a private indoor heated pool, a game room, - a full house full of amenities.  

Once a tenant moved out on a dark and rainy night, the tenant's son broke back in wrecked the place, got drunk, fired off big fireworks in the duplex and broke holes in doors and walls.

Real estate industry has room for a large variety of skills, interests and risks; not everyone has to be the DEAL MAKER.  

Courses offered on such by colleges and industry associations can move an investor forward to where the hands on experience necessary can be shortened considerably.I purchased my first property (an industrial / retail showroom building) that had one tenant and I divided the space into two tenants after working out a deal with the existing tenant increasing gross income by 50% and turning a break even at best situation into a money maker.  

Would love to know what peoples previous jobs were, how they invested, and how long it took to make real estate full time (without being an agent).I'm personally working in corporate America as a digital marketer while investing in STRs mainly.
