It needs some work. i.e. new kitchen and bathroom, paint, finish hardwood floors, patch the roof, maybe paint exterior...I'm a little concerned because it has well water and a septic tank.

The rehab consists of renovating kitchen and bath and all else is simply paint and refinish hardwood floors as far as the interior.

If they actually told people that you will have to bust your but and you may be crying your eyes out while scraping old shellac off of hardwood floors on your hands and knees (true story, haha), I'm not sure how much they would sell.
