I'm looking to possibly take advantage of the crazy low rates and refi from a floating into fixed as long as term as I can go.  

And you can claim that I'm being antagonistic, but the fact is, you started this thread based on certain suppositions and those suppositions don't appear to be true...I can't imagine why you would want inaccurate information floating out there when it's clearly not true.

Most options floating around won't prevent this, so you need to be aware of what rights you may have, think you have, actually have.

Once this process is in place, the market value of all that paper floating around will become easier to determine and the banking system can finally begin to recover.How I would value what the bank is offering you is to do a discounted cash flow analysis on the payments the bank will receive on the second.

So does one who needs comps but seals deals themselves like float the Realtor a $1,000 bill and say thanks, or how do investors interact with Realtors?

MLS properties are never my favorite, especially in hot markets just because anything that makes it to the MLS with so many investors floating around may be a red flag about the property in itself.
