Hello beautiful people of BP,The property I recently acquired has on-site coin operated laundry that is currently leased.

All of these methods of learning have really taught me a lot in a short amount of time, but I find myself bumping up against what I am coining, the "REI knowledge glass ceiling!" 

@Eric Schuster This is a really good question and I believe there are always two sides to every coin.

You should break down the income by unit (or unit type) and any additional income (coin laundry, parking garage, etc). 

There was a bunch of deferred maintenance issues, but nothing major (broken doors, knobs, coin op laundry machines, and other simple stuff).

The flip side of that coin, of course, is potentially catastrophic results of a downturn.Everyone will (and should) have their own risk preference based on their personal circumstances and goals.

An investor did the math for me on this property and I would only be pocketing maybe $200-300 a month (I would charge for parking and there's coin washer and dryers)   So I would be paying little to no rent. 

In Ohio or Colorado or Nebraska, I agree that it might be a total coin toss if something will appreciate or not.
