You will be bound by a code of professional ethics but that means you have to disclose you are an agent and have to disclose any material defects to all parties.If you are worried about the gray area have your company sign a buyers agent agreement with you as an agent so now your legal responsibility is to voraciously negotiate for the best interest of your client, which happens to be you.Assuming you have no desire to do agent stuff like list other peoples properties for commission I really don't see much issue as long as you disclose.

If you are marketing the contract, but show the house you are actually marketing the house, and because you would collect a fee and you are doing it for another person it is Brokering, the area is a little gray but your actions make it back and white, its really hard to wholesale in WI and be 100% legal based on the terminology in the state statuteHere is what a Broker is defined as Per Wisconsin Statute:  (2)“Broker" means any person not excluded by sub. (3), who does any of the following:(a) For another person, and for commission, money, or other thing of value, negotiates or offers or attempts to negotiate, whether directly or indirectly, a sale, exchange, purchase, or rental of, or the granting or acceptance of an option to sell, exchange, purchase, or rent, an interest or estate in real estate, a time share, or a business or its goodwill, inventory, or fixtures, whether or not the business includes real property.
