That's an interesting idea - giving the HOA the finger. 

Here are the options we considered:1) Sell the condo and lock in gains, and wait for a market correction ( it sounds like most guest on the BP podcasts are liquidating or just holding at the current time)2) Do nothing, cross our fingers and ride the wave.

About a year ago I lowered the 1st month's rent for the tenant to move into it as-is, uncleaned, unpainted after just closing on the property.

Simple enough.Here's where it gets mind bendy and the math gets a little higher than fingers and toes:Given a 100K purchase at 10% down, on a 30 year loan, lets compare an 5/1 ARM and a fixed:We'll assume the split is 3.5% and 5.25% for ARM and fixed rate.

we offered 101,100 which was a whopping $24,700 over asking and then crossed our fingers.  

My dad and his siblings haven't grown the portfolio, so I feel that it's up to me to expand the portfolio and create a better future for me, my brother, and my cousins.With some money my dad got from selling a property in Hawaii and some money I had saved, he and I bought a townhouse here in Seattle and I started renting it out a few months ago to some tenants who (so far, fingers crossed!)

(Geez...fingers crossed here because that was the plan for my next deal lol!).
