Since you stated you are going to replace the carpet I recommend spraying "Odoban" (about $10 for a gallon to dilute) or some other cleaner/smell remover over the pad (if you don't replace it since it will hold the odor) or on the floor if you remove the pad.

I went back to carpet but now I just cut it in and lay it over the floor pad or even the old carpet and then nail down metal thresholds at the doorways.

I own a 3/1 brick ranch (built in 1955) with a carport and parking pad on a crawl space, about 950 sq ft. 

I absolutely believe in investing in my education but this class was nothing but a sales funnel to pad the pockets of the owners.

Who's to say you can't work an extra year or two at the end to grab 1 or 2 extra properties to really pad your income to allow you to keep expanding in retirement should you choose?
