Your friend is a fool, with the police report and them basically requiring landlord to evict, the landlord will have easy time for eviction even if rent is paid.. eviction action for cause , police calls and criminal activity.Yes cities have taken action against landlords to rescind rental license, and have the city attorney take action for  possession of property, but why would the landlord let it come to this.. is just plain stupid.

See if you can find other BP members who are renting rooms near college campus' that would share their lease or rental agreement, get educated on local landlord/tenant laws (and how they differ when you live at the property, you should have more leeway to be pickier), start working on an application, and see if your local or state landlord association offers criminal and credit screening for $40-80 each (and if that means using theor standard application).

It would be lower but we advertise with our criteria and charge $30 per adult to apply (credit and criminal checks via service, we call the employer and current LL, we do a quick social media check, and sometimes we go to their current residence).If your numbers are similar to my experience, you may only have a couple qualified candidates.Good luck
