In all three instances where I was not the managing member, I had a great deal of trust in the managing members in advance of the deal.  

Any other things that would be red flags?

Or will the surveyor say "oh no..all 3 properties will need to be re-surveyed"?

The typical Team member is Attornies, Real Estate Agents, CPA's (or accountants), Inspectors, General Contractors, and Handymen.Like I said before I have construction and real estate experience and would be happy to help you.

But not every employee will be re-hired. 

I estimate we will be getting back to reason-ish in June-ish.  1st world problems like vacation and travel will be re-prioritized for you. 

If invoice includes tools that can be re-used, who pays for those?

I don't see it being valid to sign off on a 2 year contract, that tenant and landlord would be relying on, take fees for a two year contract, then rely on an addendum that is completely contrary to all of the above.
