I’ve been at my day job for two years now my fico scores 742,736,701 my credit history will be two years in April I have no collection , inquiries,charge offs ,  no bankruptcy but I do have late child support payments and debt on my credit report can I still be approved for a fha or conventional loan thanks in advance for your help.P.s if this post goes against bigger pockets guidelines please 🙏 inform me the rules and regulations i got my last post taking down the ofther day im not trying to break any rules on purpose just doing my best to get my first rental property thanks.

I'm not exactly sure what contracts need to be signed and I'm looking to source one, this is something I'm currently researching further4.1) The contract needs to protect me from seller's bankruptcy, change on mind for the deal, assist me with the lender in the future if required and more5) Inspect the property, check for outstanding lien, hoa, mortgage payment, insurance, tax 5) Closing costs - agent 2.5% ( if they are part of it ), escrow/title transfer (??

I guess if you're only worried about evictions, bankruptcies, repossessions, or felonies within the last few years, and the illegal alien has had these identification numbers since then, the risk would be the same.

*Get Paystubs (LES), Military Orders (if applicable), drivers license, Previous Landlords info* Charge 1 months security deposit and $50 pet fee or one months pet security deposit* If there is something weird, like a bankruptcy or other warning I have them pay for a background check*Once a party is interested I have had the process completed in a day or two
