I'm a techie & didn't mind learning how to optimize my sites, but IT IS HARD!!

Any recommendations for direct mail guru to try to optimize my current $8-10K/mo in direct marketing spend? 

With so many avenues to market these days I would be curious where the agent is listing the property are they doing YouTube videos are the meta-tagging / geo-tagging / are they using keyword search optimization there's a lot of things that they could be doing and instead of just putting it on the MLS.

Consider adding a fee or optimizing rents for seasonality to offset the cost.

The goal won't make you happy.Also, let me throw out the idea that you'll need more rentals if you're not operating efficiently or not trying to optimize the income from each rental.

You can mail to pre-foreclosures or you can simply extract the data, optimize a map of the addresses and head out once a week and knock on doors.

If you are willing to utilize market timing like this, then your portfolio will generate an optimal overall return over time.
