Like all good markets, the cream should rise to the top if there is more transparency and accountability. 

It seems that most believe you should buy a CF property and let the appreciation be the icing.

Appreciation, mortgage pay down, and tax benefits are icing on the cake. 

Use it to build traffic since you need to fill the funnel at the top with lots of prospects to be able to select the cream of the crop.

I have always heard on podcasts that you should not necessarily invest for appreciation only, and should just view it as icing on the cake.

So I look at the first cold call as a way not to sell but to break the ice, and try to get an appointment or ask if I can follow up with them at a later date in the future.
