A 50bp pricing adjustment is roughly equivalent to an extra 1/8th in interest rate – an 1/8th that homeowners will unwittingly pay on loans going forward when they lower their monthly mortgage payment.

Based on the information you provided, I would obtain an MLC or your area's equivalent report from the Town Hall.

That's why  many landlords  charge  first month, last month rent, and the equivalent of one month's rent security deposit .

Here's what I have:- First 3 years are interest only payments, and then it amortizes like a regular 30 year loan with a penalty equivalent to the last 3 year's worth of payments for paying off early.
