Hey @Robert Los - I am pretty familiar with deal machine but never ended up using it. 

There are a few in town Cape Coral that are doing it pretty well but the machine is in place .Assesments and taxes are big expenses in the Cape  I would look for fast turn opportunities to be as liquid as possible for when the turn comes and  We think it's coming .

Hello I am a new investor and reviewing software and trying to decide between Propstream or Deal machine?

We use Deal Machine and six-prong approach to sellers that maximizes the use of your license and provides investor opportunities off-market as well.

You can use Deal Machine to drive for dollars virtually.

You may cut that down a bit by not having some amenities like dishwashers and washing machines, but you really can’t use a percentage based calculation when you get this cheap.

These tasks included, inter alia, cleaning common areas, collecting coins from washing machines, performing repairs at their properties, communicating with tenants, collecting and depositing rent, maintaining insurance policies purchasing materials for the properties as needed, paying bills and keeping book and records for tax accounting purposes.
