Gifts should promote behavior you want like longer term tenancy for examplestuff that makes them enjoy the unit more or things they can enjoy at home.

I completely understand the process in a retail build-out (built ins displays vs. movable furniture displays; is the lighting accent lighting vs. base building lighting and subsequently following all the wiring, connectors, j-boxes to the sources, etc).

As an agent- here's my thoughts on your dilemma:I do my best to mirror my clients behavior.

A few moments after our Realtor placed a bid the bidding timers on both our computers hit zero's and the screen automatically changed to display a new message that went something like this: "The AUCTION IS CLOSED, all bids are being processed and sent to the seller ... blah blah blah."

I look at national economic policies (inflation & interest rates), local market growth (population/rent/job), inventory behaviors (including absorption) and try to track markets where there are institutional inflows.

I feel quite strongly that you incentivize the behavior that you want to perpetuate - this is not to say that you're "screwing" PMs out of their money.
