As the LL already offered cash for keys, does that affect the ability to do an OMI as it could then be considered an eviction in bad faith?

I don't know enough to be able to use them myself and have no faith in my PM's skills either. 

I'd posit (assuming your numbers are right) making $10K and getting through those first-time hiccups wouldn't be the worst thing.On a completely separate (yet, related) topic of "questioning this deal"...I think the "questioning of the deal" really boils down to your faith in your numbers. 

nega tive cash flow is OK if your in a market that you have some degree of faith will continue to rise substantially in value.

First, do enough study and practice to gain faith in your analysis. 

I'd do that, until the rental income is close to your current job, and then take a leap of faith!   

You are delaying th einevitable unfortunately.Good luck, you are going to need it if you continue where you are headed in trying to appease these child like tenants..

I hope you get your money returned to you and still have faith that there are true to their word people still out there.
