., hiding behind the fresh coat of paint...or water damage, or faulty & dangerous electrical work, or disastrous plumbing, etc...there is no way they are going to know any of this with out the benefit of a professional inspection, and agents (BOTH buyers & sellers agents) actively encouraging this type of behavior, seems unethical.

If we invest in SPV that's holding 10 syndication but 3 is stopping capital call, it actually the same as REIT that's crashing hahahaha but well yea the feeling is different.In reality,CRE SPV and REIT are not much different except there's more public accountability in REIT, which I like better than syndicator that always hides the problem LOL

We cross-reference those against their application data to confirm they aren't hiding addresses/evictions.It's a lot more work and rarely can we completely process an application in less than 7-10 days, but the alternative would be nightmare tenants.

Yes the home may sell fast even without staging if it's a hot market, but *good* staging (not crap, old fashioned staging or over-staging that hides the house and makes it look cluttered) always increases the market value, so why should we only strive for that in a slow market?
