Is this a grown adult in his 30’s who just moved in with mom?

This is my plan as of current.1) Target 4 neighborhoods/areas I feel comfortable with.2) Drive an take down addresses that are over grown, lacking curb appeal, or down right ugly.

Lauderdale has definitely grown a lot and there is definitely a good nightlife and restaurant scene here.

I have been looking into the tax implications of converting my primary residence to a rental and have only grown more confused as my particular situation doesn't seem to be described much on the internet. 

@Cody Begg I don't have great insight into what the apartments will do to the rental market but having grown up in College Station have been amazed watching the growth.

I've since grown my rental portfolio and am just starting the process on my first infill development deal (free land!).

As you can see, our ability to affect principle has grown significantly.
