If there is a minimum charge by the water and sewer company for each apartment/sfh, and I pick up the difference, that would at least be a partial reimbursement by the tenants and possibly a reason for them to conserve.

You have to be willing to eat a ton of s%%% from the asset mgr.Accept a low commission, Front the utility bills & repairs and then hope that you get reimbursed in less than 180 days after the deal closes.Be willing to go to small claims court to recover expenses.

Quarterly, the C Corp pays the properties' owner (the LLCs) the excess profit.The C Corp give me fringe benefits like wellness plan that reimburses all my out of pocket medical expenses, vehicle mileage use, etc...I could also use that C Corp to get W2 income and contribute to a Qualified Retirement Plan or I could just choose to lower the management fee to just balance the expenses and make a minimum profit to lower taxes.In your situation you are looking at a partnership.

So if you figure flooring is only good for 7 years and its 3.5 years old, then they will only reimburse me for half the value of the carpet and I'd have to come out of pocket for the other half.Typically, I'm required to cover my homes at about 75 or 80 dollars a square foot in order to get replacement coverage.
