However, any "improvements" made to the land are depreciable such as sewer line, well/water lines, gravel/concrete pad, etc. 

He chose very high end finishes which looked great but some materials could have been swapped out for lower cost alternatives to pad the margins a little bit. 

The LVP I get for $1.50 is rigid core with the pad built in and doesn't scratch 100% waterproof..

Use Zillow, Trulia, Hot Pads, rentometer, etc to look at the competition compared to your property.
