You need to get to the seller's base line price and than make a Trial Offer.There is lots of information I'd need to know before moving forward with a trial offer a purchase or a control situation.how long has he been trying to sellwhen did he buy it, was it listed, for how long, how many times has the price been reduceddoes he have a capital gains tax to payhow much does he owe, are the payments current, first and second mortgagees?

If I can't work to create a win-win with the borrower on a reinstatement, trial payment plan, or loan modification, then I have to look at deed in lieu of foreclosure or potentially end up foreclosing on the property.
