If you put it towards the loan, all you are doing is trapping it in the equity, requiring you to do work and spend money to take it back out.

2nd - aside from being bullet proof (and bazooka shells bounce off nicely as well), They can stand up to a Cat 5 Hurricane And Tornado, are fire resistant & flood resistant, and the walls don't tumble down in an earthquake - Also - wood destroying insects and mold don't give a hoot about 16 gauge corten steel - makes the insurance companies REALLY happy!

This can also be a trap for investors...you can’t look at what a homeowner is paying in taxes because the taxes will potentially go up a ton as soon as you buy it.

If the tenant clogged the line at the first trap with hair or food/grease, or jammed the disposer, that is 100% their expense (I make it a point at move in to be sure they understand how to reset and how to use a disposer wrench to solve 95% of disposer issues, saving them the cost of a plumber forever when those issues arise).

@Mike Hibbs - I spent 2 hours going through their paperwork last night -- there are a few major issues that are non-negotiable, including the fact that the contract can't be assigned . . . some PRICEY penalties for delays and some traps that offer your earnest as a prize to the relo company if you even sneeze wrong.
