Factor in the Section 8 bureaucratic nightmare and, frankly, it's just not worth it when you can invest a bit more (sounds like you're looking at a good starter ranger around $100k) and get a solid B/B+ property that will flow nicely and offers some chance of appreciation and a much stronger possibility of selling to an owner occupant down the road.As Jeff said, turnkey can be a mixed bag.

Inherited Tenant is required to pay for garbage in thier lease.Their lease is up and has been terminated for the end of this month.What can I do about garbage that they are piling outside in bags behind my house?

So now I have a property in a city that I don't invest in that is located a couple of hours away and I am left holding the bag and I may very likely lose money on this deal.So It may work out well or not depending on the operators/partners and their expectation of the deal.  

But in your marketing efforts, if you come across a deal that you feel comfortable taking down but it's not inside your usual bag, do it anyways.

the reason i asked was because i do know that theres only a few diff people that own most of the rental houses here so i was a little nervous that they may have it all in the bag already but i guess that does give me an opportunity that i just realized while typing this...one of them is a woman who ownes just bout every rental house i ever called on when i was lookig for a place to stay and that means that she is prob willing to invest in more if i could find some deals that she doesnt know about already and just get ahold of her to see if shes interested..shes older tho and ive heard she isnt a very nice person to deal with but we will see..thanks again!
