Those migrating from expensive cities such as New York, San Francisco, Seattle, etc will still probably desire all the amenities of a major city and seek to relocate to a smaller city that still has major sports teams, great food culture, transit options etc.

The area is great and near downtown and near a university so I think the potential for airbnb/short term rental is great for sporting events, downtown visits, alumni/parents visiting etc.Any fallbacks to having a tiny homes as an airbnb that I may not be seeing?

I just need to learn to embrace the idea that spending money on an investment property, and carrying debt that makes me money, is entirely different than financing a new sports car, or putting a vacation on a credit card.
