Real estate investing is a team sport. 

But it’s simply not about money, it’s about life.A good friend of mine, who was born and lived here all of her life until a few months ago, who is a very successful lawyer, is into outdoor sports on one hand, but is also a club-going urban dweller on the other, and who recently moved to Seattle, summarized the Bay Area the best, in my opinion: there’s a lot of everything here, but everything is either shallow, mediocre, or so overcrowded that it’s no longer accessible or enjoyable (e.g.: Yosemite).Seattle is not that much cheaper than Penninsula.. 

I work 50-60 hours a week at my w-2 and have 4 kids (all in sports).

Those migrating from expensive cities such as New York, San Francisco, Seattle, etc will still probably desire all the amenities of a major city and seek to relocate to a smaller city that still has major sports teams, great food culture, transit options etc. 

The area is great and near downtown and near a university so I think the potential for airbnb/short term rental is great for sporting events, downtown visits, alumni/parents visiting etc.Any fallbacks to having a tiny homes as an airbnb that I may not be seeing?

No problem @Kevin McGuire, I firmly believe real estate investing is a team sport that we can all win at.

I just need to learn to embrace the idea that spending money on an investment property, and carrying debt that makes me money, is entirely different than financing a new sports car, or putting a vacation on a credit card.
