Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

Here's the rankings of the latter two (traditional banks & internet lender mortgage banks aren't included here). https://www.scotsmanguide.com/Rankings/Top-Lenders-2018/Results/Top-Overall-Volume/1st place is UWM, and you see their breakdown includes 0% retail. 0% retail means you can't get a loan from them directly, only through a broker.

http://www.wix.com When I was doing some research for website builders this was ranked as the #1 resource but I think it has some limitations for investors that may be using it as a we buy website.

So, I determined that I would rank the opportunities based on the following:1.Out of State Owner2.Out of Town Owner3.In town owner (non owner occupied)4.Owner Occupied5.Investor owned (single home)6.Investor owned (multiple homes)This is subjective, but for me I am using this process to “test” my assumptions.

Many people think it doesn’t matter, but I can tell you the data and the results show that it does. 1 lost deal because the website isn’t setup to rank well for your company name OR isn’t setup with conversion in mind (converting visitors into leads at a high rate)... could cost you what... $10k?

While I think they are worthwhile, but would rank them behind both Absentee and Owner Occs with proper first and last names.I do not mail to Bank Owned, Government, Church....basically anything institutional, but I do mail LLCs.

@Patrick Connell - thank your lucky Texas star (no wonder thumbtack.com ranked Texas #1 for being small business friendly).... here in Maryland, General Contractor licenses are issued by local municipalities, usually the County.
