If all your maintenance requests are for small things, the PM may not need to get your permission first.As others have stated, a good PM will provide copies of the invoices so you can see exactly what is going on with the maintenance.

Hi @Isaac Jordan - you can easily put a clause in the lease to prevent any tenant (person or business) to sublet to anyone else without your permission

For a good tenant in your case, I would probably want to see at least verified employment (even get permission to call HR of the employer or supervisor if yours is not still in effect or dated) by the end of the month to give any leeway on the rent.
