I have found my time is better spent leaving it to the people who know ins and out rather than doing the heavy lifting.

We meet over Zoom but I believe the restrictions will be lifted in time for our next meetup Oct 10th.

But it remains to be seen how much hidden junk gets exposed once all the moratoriums get lifted. 

The lawsuit was defeated and the injunction was lifted.

Aside from my commercial tenants, I've never had a tenant shop around - they're happy to satisfy our insurance requirements of $10,000 possessions, $100,000 damage, $100,000 liability without ever lifting a finger.

I bought this property because it has the potential to be marketed to both small families that can't afford to stay on South Padre Island, and fisherman/boaters who can use the properties attached boat slip and lift, and because it has a high probability of appreciating.

With all that said you only have to look at Seattle over the last 10 years to se the "Amazon effect". 50,000 high paying jobs will do a lot to lift a local RE market....

I hope the shelter in place lifts within a few weeks.

Then, I also have my circle of like minded individuals that I have met along the way on my investing journey, and those people share the same mindset and lift me up in this category.  

I was in the same situation when I purchased last year and it appraised at 25k over asking price, felt good to make a purchase with that much equity without even lifting a hammer.
