However that didn't save him from filing bankruptcy in 1996.He's continued to speak and write books since.

There is kind of a famous story about Sprint, which shelled out millions on a new campus only to struggle to avoid bankruptcy every since.

Big concerns are bankruptcies/repossessions/evictions and crimes against people/property.

I don't want to have multiple loans esp not HMLs out there to build a portfolio that will put me in bankruptcy.

A concern for the mortgagee in this matter is allowing the property to vest in the LLC and the LLC have bankruptcy options.

Filed for bankruptcy perhaps?  

Other things to consider would be insurance implications (make sure your policy will cover you, and you'll probably want extra liability coverage), zoning (most likely this would be allowable as a special or conditional use within a single family home zoning but you'll want to check that for your specific location for sure), potential noise complaints/issues with neighbors, required permits, annual inspections by the regulatory body, contingency plan for if the neighbor goes out of business/ files bankruptcy, etc. 

Hopefully he can manage to keep the house for a few years while he gets through the bankruptcy.
