Most of the time, the investor is going to:1. take the focus off the bigger target, the sales price savings. 2. upset the listing agent who will cop an attitude when the real estate commission is targeted   The Listing Agent works for the Seller!

During this coming year: 1) join a local REI group to connect in-person with industry professionals (contractors, brokers, bankers, etc) or other investors, 2) get a P/T job in the industry, 3) pursue a degree in a related major (e.g. construction management, finance, business, marketing, etc) but approach school and each class with the attitude of "How will this help build my real estate business?"

Plus our cheaper land, pro business government policies, and somewhat progressive (for the Midwest) attitude is attractive for new businesses.We’ll never be California or the like, but we are full of singles and doubles.

After a bit, I started considering REI as a vehicle for the capital I have and have been spending as much of my free time trying to absorb information off of the BiggerPockets site predominantly.I am interested mostly in buy and hold rental properties and have been looking at duplexes and other multi-family homes, but the more I learn, the more I think there are just a bunch of interesting strategies out there.Hopefully within the next 6 months, I hope to have reached a level of confidence and go-for-it attitude to make that first purchase (which I have already started planning, but that's my next post!).

What if there is a bump in the economy, a change in attitudes, or a change in trends, your once excellent plan may have become a terrible idea.For example, in Colorado Springs alone, since January 2013, I am aware of 4 hotels that have sold and 2 other very prime properties that have gone into foreclosure.
