I have read all about the brrrr strategy etc. but real life doesn't seem like it will pan out I have 5 financed properties now.

And I believe Allison McCloskey in Pacific Beach is about the most versatile escrow company in San Diego.  

Worst thing are the few pan handlers you come across, but they have been there longer than me.

Also looking for homes in Brentwood, Brentwood Park and Pacific Palisades with large lots and great views that are priced right.  

I am definitely interested in passive ones for now but open to how things pan out.

It's not something you can simply hire out.The post directly above yours explains the general premise Sounds like a business endeavor that won't pan out.  

I currently live in Charlotte, NC but am originally from the Pacific Northwest with strong family ties to Southern California and would like to eventually be a Design-Build-Developer in all three areas.

@Tim Herndon - I am become a buyer if the deal pans out to be legit, but the seller is already flaking out.  

The structure itself looks sound at first glance, I have not conducted a 3rd party building inspection yet but is in store for the near future if the offer pans out.
