But entirely in-house, imo, and certainly nothing to be upset about.

I have a property in Hawaii which I've rented to some tenants who are making a mess of it, upsetting the neighbors, and incurring violations with the homeowners association.

The only down side could be someone getting really upset if they are "just a day" late and it costs them 982.00 I think you would want to have a bit of grace maybe if they are more than 5 days late over the course of the year?

The "as is" part is not as problematic because the place is only 10 years old, and though I am fully aware that it only takes one upset occupant to fully trash a house in a coupe of hours, the question I have here is about the buyer obtaining possession aspect of the whole deal. 

As far as I know, nobody has gotten upset or mad or disgruntled because I spell it out.

We also shouldn't be so emotionally upset about our past bad/nonpaying tenants that we compare them to our OP here.Please keep things kind or at least neutral in this thread so that we don't have to close it down.
