@Karen Devlin I am in agreement with others here who say to not put all of your eggs ($370K from 1031 proceeds) into one basket (ONE self storage facility).It would be far more prudent to spreading the $370K over smaller (5-12 unit) apartments.

As far as me being a landlord I never planned on going from one dumpy low income job to the next and so I rely heavily on my rentals as  I hoped would somehow help[ me to get ahead, but also all I can afford in a rental property are borderline basket case properties that already needed several thousand dollars in repairs.
