@Karen Devlin I am in agreement with others here who say to not put all of your eggs ($370K from 1031 proceeds) into one basket (ONE self storage facility).It would be far more prudent to spreading the $370K over smaller (5-12 unit) apartments.

But nice to know we're "buttercups"  He is talking to you buttercup.Most of us DO NOT have all our eggs in the STR basket contrary to your belief.

I am putting all my eggs in one basket and guarding it with my life!!!  

As far as me being a landlord I never planned on going from one dumpy low income job to the next and so I rely heavily on my rentals as  I hoped would somehow help[ me to get ahead, but also all I can afford in a rental property are borderline basket case properties that already needed several thousand dollars in repairs.

A contractor gave us a box of fruit, pears, oranges and grapefruit. 

One of their dogs died suddenly and we sent a basket and a card. 

Since they pay the rent on time,  during Christmas day,  I give them each a Christmas basket and they love it!

Clear the basket after every wash, don’t overload the thing and you’re good!

But, there is nothing stopping anyone from building a relationship with their tenants, and that can bear fruit too.

I might knock on his door with a nice gift- maybe a fruit basket or something, and just say you are introducing yourself to the neighbors and tell him how excited you are to be a part of his beautiful neighborhood.
