good work.. bottom line still takes capital and you were smart enough and persuasive enough to get it.. this does not happen with out MONEY in some form or fashion. 

Looks like you will be spending 30k - 40k out of pocket anyways, which, combined with some private money, might be enough to do a good old fashioned BRRRR in PG county and generate better returns.

Knickknacks, Jewelry, Deco, Anything really.

Not too mention Ohio was rated one of the most fashionable areas in the US!

I didn't feel like they pushed their marketplace on me; in fact they put me in touch with a tremendous Birmingham agent who has found 3 of my 4 properties the old fashioned way from the MLS. 

Or...I must be really old-fashioned about marriage, making babies and taking care to bring my family up in a happy and healthy home.

I care about the creativity and problem-solving ability they bring to the table to make a deal work for everyone involved, how available they are (or they’re strategy) to service my transaction, and that they’re responsive to my calls and questions in a timely fashion... whether it be at 7am or 10pm.

Throughout this process, I have interacted with hundreds if not thousands of others and in one form or fashion, have truly impacted lives.   

I find it impossible to believe a person with enough capability to acquire 10 properties, facilitate in any fashion for tenancy in those properties, I just find it impossible to believe that person then is going to ignore all basic sense of having a default clause and securitize for performance.
